What is the PRS Database? And why it matters.
The Private Rented Sector Database is a national register of landlords and rental properties in England, created by the Renters' Rights Act 2025. Registration is a legal requirement, not an optional extra.
Who must register
Private landlords in England with assured or regulated tenancies. You register yourself as a landlord and every property you let.
What you'll need to provide
Your personal and contact details, property type and ownership, tenancy and rent information, and safety documents such as gas safety records, EICRs and EPCs.

The government's “Register your rental property” service opens region by region, starting with the West Midlands. Each region has its own deadline, and registration renews every year.
What happens if you don't
Councils can issue civil penalties of up to £7,000, rising to £40,000 or prosecution for repeated breaches. Unregistered landlords also lose access to most possession grounds.

What is the PRS Database?
The Private Rented Sector (PRS) Database is a national register of private landlords and their rental properties in England, introduced by the Renters' Rights Act 2025. Landlords must register themselves and every property they let, and keep their details up to date.
Do I need to register as a landlord?
If you let a property in England on an assured or regulated tenancy, yes. It applies whether you own one property or a large portfolio, and whether or not you use a letting agent. Some supported exempt accommodation is excluded.

Is there a government fee?
Yes. The government charges a registration fee per property each year, separate from our service. We'll explain exactly what you'll pay before you commit to anything.
Can you register on my behalf?
Landlords remain legally responsible for their own registration and for starting it on the government service. We prepare and check everything in advance and guide you through submitting it, so the part you do yourself takes minutes.
Do you arrange gas safety certificates or EPCs?
No. We use the certificates you already hold to complete your registration accurately. If something is missing or out of date, we'll tell you so you can arrange it.
Is it fully automated?
No, deliberately. AI reads your documents and drafts the registration, but a person on our team reviews every case before it's submitted.
How is my data protected?
Your documents are used only to prepare and maintain your registration. We keep only what we need, store it securely and handle it in line with UK GDPR. You can ask us to delete it at any time.
